We recently completed a full parquet floor sanding project in a Victorian property in Rickmansworth town centre. The owners had inherited worn wooden flooring with years of accumulated finish damage and surface scratches. About the project

The property dates from around 1895 and contained the original parquet flooring in three interconnected reception rooms totalling approximately 65 square metres. The owners wanted to preserve the existing floor rather than replace it, which meant dealing with a number of challenges common to older properties. The lacquer had worn unevenly, leaving dull patches where foot traffic had been heaviest, and there were several areas where water damage from a radiator leak had darkened the timber. The floorboards themselves remained structurally sound, so sanding offered a cost effective solution.

Our approach involved multiple passes with increasingly fine grit paper, starting at 40 grit to remove the old finish, then progressing through 60, 100, and finally 150 grit for a smooth final surface. We used a drum sander for the main floor areas and edge sander equipment for margins and corners. The water damaged sections required careful attention to prevent over sanding in those spots, so we adjusted our technique to feather the surrounding areas and create a natural transition. We fitted dust extraction equipment throughout and enclosed the working area to keep airborne dust away from other parts of the house.
